Signorelli Co. to build giant master-planned community in south Fort Bend County | Fort Bend Economic Development Council

A new 4,700-acre master-planned community could eventually add 14,000 homes to a little-developed part of southern Fort Bend County.

The Woodlands-based Signorelli Co. said Austin Point will be the largest community to be built in the county in the past 20 years. It will be located along FM 762 to its northeast and Boothline Road to its northwest. It will hug the future intersection of segment C of the Grand Parkway and the Fort Bend Parkway, which are in the planning stages.

Signorelli's plan is to break ground on Austin Point in the second quarter of this year. Besides single-family homes of different price points “catering to all stages of life,” the community will also include apartments, offices, medical buildings, retail and hospitality businesses on more than 340 acres, the company said.

“Our focus with Austin Point is to bring to south Fort Bend County all the benefits found in other major corridors, from thriving shopping centers, office, medical and academic to entertainment and leisure,” he said.

Fort Bend County is one of the nation’s fastest-growing counties. From 2010 to 2020, its population grew by 40%, to nearly 823,000, according to the U.S. Census Bureau, and the Fort Bend Economic Development Corp. expects it to reach 1.1 million residents by 2030. Sociologists, such as Stephen Klineberg of Rice University’s Kinder Institute for Urban Research, also call it the nation’s most diverse county, with the share of the Black, white, Asian and Latino populations all above 20%.

The Signorelli Co. was the 25th largest homebuilder in Greater Houston in 2021, according to Houston Business Journal research, based on its 516 total new home closings from Q4 2020 through Q3 2021. The company had 568 new home starts during that period.

The company has developments across the Houston area, including multiple communities in the works.

Last April, it announced the development of the 665-acre Magnolia Springs master-planned community in Montgomery County, just north of the future Aggie Expressway and south of State Highway 105, and the 265-acre Caney Mills community near Cut and Shoot in the Conroe area.

Signorelli Co. also is the developer of Valley Ranch, a 1,400-acre master planned community in northeast Houston. Valley Ranch Town Center, a 240-acre mixed-use development within the community, was one of the HBJ’s 2019 Landmark Awards finalists. Valley Ranch will also have a roughly 200-acre medical district.

“When all is said and done, Valley Ranch should be home to 8 million to 12 million square feet of live, work, play — and be a major commerce and employment hub for Houston’s northeast quadrant,” Signorelli told the HBJ in 2019.
